Course Description: The Basic Real Estate Appraisal Principles Course is a 30-hour introductory appraisal course that meets the standards set forth by The Appraisal Foundation’s required core curriculum effective January 1, 2008. The course covers basic real property concepts and characteristics, legal considerations associated with defining, using, and transferring real estate, financing real estate, externalities that influence real estate value, classic economic principles, the application of economic principles to real estate, real estate markets and analysis, and ethics as they relate to the appraiser. This course represents a critical piece of the knowledge foundation that is required for a student to begin their appraisal career. For each chapter in the course there are key vocabulary words, examples, quizzes, and exams that are provided to reinforce important concepts and test the students’ knowledge.
Learning Objectives: Students whom successfully complete this course will be able to:
- Understand basic real property concepts and characteristics including how title is transferred, legal descriptions, and legal rights of ownership.
- Be able to understand public and private controls on real estate, real estate contracts, and real estate transactions from a legal perspective.
- Understand the fundamentals associated wit real estate finance.
- Understand the legal considerations associated with leases.
- Define the four external influences that have an impact on real estate values.
- Describe the classic economic principles.
- Understand the economic principles that apply to real estate.
- Understand the definition of a real estate market and the considerations that are part of real estate market analysis.
- Understand ethics as they relate to an appraiser and how they are applied in appraisal theory and practice.

Textbook: Basic Appraisal Principles by Harrison and Lee (Student responsible for most recent USPAP and a financial Calculator – Instructor recommends HP12C) |
Credit Hours: Qualifying Education 30 hours (1hour exam)- Continuing Education 29 hrs |
Prerequisites: None |
Record Retention: Cox Valuation Group will retain all records for a period of seven years. |
