BASIC APPRAISAL PROCEURES (H-L)

Course Description:  The Basic Real Estate Appraisal Procedures Course is a 30-hour introductory appraisal course that meets the standards set forth by The Appraisal Foundation’s required core curriculum effective January 1, 2008.  The course covers the valuation process including defining the appraisal problem, collecting and selecting data, describing the subject property, the three traditional approaches to value (cost approach, sales comparison approach, and income approach), reconciliation, communicating the appraisal results, and sample completed appraisals.  This course represents a critical piece of the knowledge foundation that is required for a student to begin their appraisal career.  For each chapter in the course there are key vocabulary words, examples, quizzes, and exams that are provided to reinforce important concepts and test the students’ knowledge.

Learning Objectives:  Students whom successfully complete this course will be able to:

  • Understand the valuation process.
  • Define the appraisal problem.
  • Identify the property description components for land and a single-family residence.
  • Understand where to locate and how to select appraisal data.
  • Define the difference between general data and specific data and understand how they are used in the highest and best use analysis.
  • Develop the sales comparison approach.
  • Develop the cost approach.
  • Develop the income approach.
  • Be able to reconcile interim values within the approaches to value as well as a final value opinion.
  • Describe the components that are required for an appraisal report and understand what they look like upon completion.

Tuition:    $450 (Includes Textbook)

Textbook: Basic Appraisal Procedures by Harrison and Lee (Student responsible for most recent USPAP and a financial Calculator – Instructor recommends HP12C)

Credit Hours: Qualifying Education 30 hours (1hour exam)- Continuing Education 29 hrs

Prerequisites: Basic Appraisal Principles

Record Retention:  Cox Valuation Group will retain all records for a period of seven years.
