RESIDENTIAL SALES AND INCOME APPROACHES

This course offers a basic understanding and knowledge of the residential sales comparison and income approaches to appraisal. It includes the valuation principles and procedures applicable to both approaches. With the aid of case studies, students will develop and apply the techniques for market analysis, including the application and use of matched pairs and capitalization rates and gross rental multipliers. There is a discussion on cash and finance equivalency. Students will learn how to apply and defend the rationale behind market adjustments. The course includes a discussion of current Fannie Mae and Freddie Mac Guidelines and relevant USPAP requirements, and introduces students to the methods of appraising income properties. A combination of theory and hands-on examples provides practical applications of real estate appraisal procedures. A calculator is required.  Hondros Learning™ is the owner and developer of the course, with Cox Valuation Group being an authorized secondary provider and will conduct the course as approved by the Course Approval Program.  KREAB approved 30 hours qualifying education and 28 hours of continuing education.
